Search Foreclosures and Bank Owned Properties on the South Shore

If you’re looking to buy foreclosures and bank owned properties on the South Shore, you might be pleasantly surprised or overwhelmed. foreclosures and bank owned properties on the south shoreWorking the pre-foreclosure, short sale and bank owned property circuit might be the way to go for some, but for many inexperienced real estate investors and buyers, it’s full of risk and trepidation. So be forewarned that this effort is not as easy as you may think, but if you do choose to follow your desire to work this angle to get the best deal on a home, then don’t go it alone. Work with an experienced Realtor and local Attorney who can help guide you.

The Lingo for Foreclosures and bank owned properties on the South Shore

If you haven’t been introduced to the foreclosures and bank owned properties terminology, here it is: Short sales are properties still owned by the homeowner who is under water. In order to sell the property for fair market value, the homeowner must sell for a price less than their current mortgage. This means the homeowner must engage an Attorney to negotiate with their lender to reduce the principal amount of their loan in order to sell the property for what it’s worth. This is called a short sale and banks have been known to take many months to communicate and ultimately negotiate a successful short sale. A short sale could also be considered a pre-foreclosure if the homeowner is delinquent in their mortgage payments but hasn’t yet been officially foreclosed upon. Many Attorneys and the banks themselves will tell a homeowner they can’t negotiate a short sale unless they haven’t paid their mortgage in a few months. A bank owned property is also referred to as a REO, as in “Bank real estate owned”, which is a property that has been foreclosed upon and the bank has taken legal title to the home.

All these scenarios have various bank and legal protocols that must be followed and it is not always an “easy deal or steal” that most would think is the case. Yes, banks want to get these properties off their hands, but the red tape and legal considerations slow the process down. Add to the mix the amount of other bidders you may have when you are competing for the same property. With some bank owned properties, your offer may lose out to a bid $100 more than yours and someone less educated in this process may overprice the property and totally overbid. In some cases the bank may come back and keep bidding up all the bidders and ask for a final highest and best offer, which was actually the requested protocol in the first place. There is no rhime or reason with how these banks work, but you have to follow their protocol even if it changes through the process. In the end, it may be worth the wait and the hassle. With that being said, there are deals to be had albeit opportunities that come with unknown levels of risk without recourse in most cases. The best advice I can give you is to work with a real estate expert when playing the short sale, pre-foreclosure and bank owned property circuit. Selling your home this year? Any competent real estate agent associated with a reputable brokerage firm can help you when selling your home. However, there can be vast differences in the level of value and professional services offered by the multitude of real estate agencies you have to choose from. It’s important when selling your home to know how to choose the right real estate agent. Not only is the brokerage firm you pick a key component, but the specific real estate agent you choose to work with can have a huge impact on the success of your transaction.

Selling Your Home with the biggest company doesn’t mean you always get more

Capital Residential Real Estate is considered a boutique real estate agency, meaning it’s locally owned, relatively small and independent from a national or regional brand affiliation.  As the owner and principal broker of Capital Residential Real Estate, I like my company being independent and different from the self-proclaimed #1 real estate conglomerates in the industry. The advantage Capital Residential Real Estate has is we don’t have to pay a franchise conglomerate a monthly fee plus another few percentage points for national advertising. That money can stay here locally and be spent strategically when I’m selling your home.

Brand awareness, brand recognition and brand loyalty are the basis for any measurable success in corporate America, but then again, I’m not corporate America, I’m Main Street America and that’s the way I like it. However, as a business marketing grad, I have to give kudos to brand names such as Coldwell Banker, Century21, ERA, Sothebys International Realty and Better Homes and Gardens – all enterprises of Realogy’s real estate franchise network. Formerly all these franchise brands were directly owned by Cendant until they spun off and separated their hotel, car rental and real estate businesses and created Realogy, who’s franchise empire has certainly achieved the pinnacle of franchise branding success.  Other names that may come to consumers minds is the ReMax and Keller Williams franchises. Even locally here in New England and South of Boston on the South Shore of Massachusetts, William Raveis Real Estate and Jack Conway Realtors, two real estate powerhouses and non-franchise entities as of this date, have built great brand recognition and still remain independent.

A Referral to a Real Estate Agent is the norm when selling your home

If you’re selling your home and you get referred to an agent affiliated with Capital Residential, Coldwell Banker or William Raveis, chances are you’re probably going to end up working with that agent. People like referrals, both the giver and the receiver as well potential user of the services. It’s human nature to trust a friend’s opinion and their personal referral when it comes to something as important as selling your home and people like doing business with people they know. But that doesn’t always mean the referral you end up with is the right one for you. It can be no different than cold calling a real estate agency and ending up with the person who answers the phone. Ultimately, it’s up to you to decide if the real estate agent you’ve been referred to is exceptional and worthy of handling such an important financial transaction. Remember that selling your home involves hundreds of thousands of your dollars if not millions and you want an agent who has expertise in pricing, marketing and certainly negotiating so none of your money gets left on the table and the deal actually gets completed.

All of these companies I mentioned are strong national and regional brands who have spent a lot of money on their marketing campaigns to become successful. This has helped them attract and leverage people, both agents and consumers alike. I know and work with many good agents who are affiliated with these brands, but some real estate brokerages are hamstrung by their tight budgets caused by too many listings, overpriced listings and big office overhead. Then it’s up to the individual real estate agent to dip into their wallet and pay for the enhanced marketing efforts needed when selling your home in today’s market. Unfortunately, this isn’t always the case as some agents might not have or be willing to spend their personal savings on marketing your home.

Getting a Bigger Bang For Your Buck When Selling Your Home

Most consumers might think a big national franchise brand can provide more value, better advertising and a bigger bang for their buck, but this isn’t necessarily true. Boston Magazine picked Plymouth for its “savvy shopper’s dream” stating that you can buy a 1,600 square foot home for less than $275,000 and noted it will be even more appealing when the new high tech Plymouth North High School opens in September. Add to that Plymouth’s quaint downtown, its beaches and the Colony place outdoor mall making for the shopper’s dream Boston Magazine talks about.

I’m not sure what matrix was used, if any, for this annual best places to live article, but it seems to be somewhat arbitrary, other than all three municipalities are coastal communities with beaches. With that being said, these three communities have been attractive to buyers for years due to their convenience to Boston, sense of community and quality of life.

The B0ston Magazine’s 2012 best places to live real estate guide offers a chart of single family home prices in the Greater Boston area including here on the South Shore. The matrix compares home prices in 2006, 2010 and 2011 outlining mostly percentage declines in value, but some communities such as Brookline, Dover and Newton saw increases in the last five years. Here on the South Shore, Hingham fared the best in the five year comparison with the median home value unchanged at $625,000 in the five year period. Other towns surrounding Hingham haven’t fared as well in maintaining their home values. That’s the question most home sellers and quite frankly many real estate agents have when they get what they perceive to be low ball real estate offers. If you get an offer on your home and your first instinct is to feel insulted, then you’ve probably had low ball real estate offers hurled your way. Welcome to the club. It happens every day to probably 8 out of 10 sellers.

As an experienced real estate negotiator my job is to always look at the positives in evaluating the real potential of a qualified buyer being truly interested in purchasing your home. My goal as an exclusive seller’s agent is to get the highest price for my client and protect their fiduciary interest. That’s why hiring a highly trained and experienced negotiator is important when you hire your first agent.  A trained expert can flush out the tire kickers and ultimately should be able to negotiate an acceptable fair market price for your home if the buyers are sincere in their interest. The key to handling low ball real estate offers is to be prepared to act one way or the other and have a game plan in place to deal with low ball offers. It is imperative to have the conversation with your client about what constitutes a low ball real estate offer and what the best course of action is. This is something that should be preplanned in advance just in case you get an offer on your home that is well below the mark of perceived respect.

Keep Your Eye On The Ultimate Goal

I can’t tell you how many homeowners have told me over the last few years that they had one or two low ball real estate offers on their home. At the time they were considered low ball real estate offers and unacceptable, but now they are prepared to put their home back on the market at a price near or below those offers. Sad but true and tens of thousands of dollars could have been kept on the table for the seller to walk away with if only a trained real estate negotiator had been in control of the situation.   Yes, I agree that it can be difficult to maintain the emotions of a seller, but that is what an expert is trained to deal with, always keeping an eye on the ultimate goal.

Keep in mind that buyers may be making low ball real estate offers because they really like the homes they want to buy. but they’re only qualified for a mortgage for less than your asking price. It comes down to affordability for the buyer and what they can actually spend. The positive is that they are motivated and interested in buying from you. The goal here is to get the buyer to pay a fair value for your home; a reasonable price for the seller and a value that will withstand final appraisal by the bank, which is filled with its own bag of uncertainties in today’s market.

To Counter or Not to Counter Low Ball Real Estate Offers

I’m not going to give away all my negotiating techniques here in this article, but I will say that in today’s world of low ball real estate offers, I almost always advise my clients to counter the offer as a symbolic gesture of good faith and motivation to negotiate a fair price. This is not always the case as some homes are so perfectly priced to induce full or over asking price offers. This is a pricing strategy I’ll talk about in a future article. In some cases, when it is clearly an unqualified buyer fishing the bottom of the ocean for a steal of a deal, I will advise the buyer’s agent that a counter offer is not forthcoming and thank them for their interest. Most likely I’ll never hear from that agent again, but sometimes the buyer might make a new offer in hopes of resurrecting their legitimacy in negotiating a fair price for the home. Sometimes it’s not just the buyer, but an inexperienced real estate agent who is providing ill-conceived negotiation techniques that will only hurt their buyer’s chances of making a good deal on the home.

This technique is important because you don’t really want to waste time with a buyer who can’t afford to pay a fair market price for your home and just wants to get a steal. I tell these buyers to follow the auctions and bank owned foreclosures and see if they can get lucky there. Let’s say the low ball real estate offers come in $50,000 under the asking price. First I would counter these offers with a good faith counter and reduce the price between $2,500 and $5,000. This is typically where the rubber meets the road because it will reveal the buyers’ true interest in the home and provide the seller with a sign. If the buyer moves up $2,500  to $5,000 then you know the buyer is going to stay close to their perceived value of the home and their ultimate price goal without much flexibility. If the buyer knows the home is worth closer to your counter offer, then you will most likely see them increase their next offer by $10,000 or $20,000. This is a clear sign to the seller and their real estate agent that a deal can and should be in reach, if properly negotiated.

Sometimes I suggest that the buyer’s agent present their offer in person to the seller, with my presence. This gives the buyer’s agent an opportunity to fully explain their clients’ thoughts on the home, underscore any special circumstances and it gives a stale offer, which would typically be a faxed piece of paper, some level of relevance and substance that the seller can connect to people versus a number on a piece of paper.  Sometimes connecting the dots and  making the negotiation process a more personal and communicative effort will help take the sting out of low ball real estate offers in hopes that the two parties can meet at a fair price.

The former WearGuard plant at 141 Longwater Drive in Norwell has sat vacant for two years, but now the sprawling site is set to be transformed into a medical campus to serve patients on the South Shore. Foxrock Properties, a Quincy developer that bought the building and acreage for $12.5 million, won town approval last week and will soon be converting half of the 175,000-square-foot warehouse to medical offices. In addition, the developer will build an 80,000-square-foot satellite building for the expanding South Shore Medical Center.

Medical Center on Longwater Drive

The old WearGuard warehouse will be renovated this summer, with groundbreaking on the new building in about a year. The new medical center, which will be named “Longwater Place,” will have a new look, with plans to significantly alter the appearance of the former uniform company’s plant. The new medical center will be accessible by Longwater Drive, located off of High Street in Norwell. Norwell has maintained strict zoning rules in this area with the satellite building expected to be a two-story facility.

Multiple Practices to Occupy New Medical Center

“Longwater Place,” the new medical center on Longwater Drive will house several medical practices including South Shore Medical Center, which plans on expanding its space in the satellite building to be constructed next to the former warehouse. While South Shore Medical Center plans on keeping the Norwell office on Route 53, the new facility will include 60 physicians, a full-service lab, diagnostic radiography and ultrasound services.

Office Space in Longwater Medical Center

A 90,000-square-foot office building also located at the medical center will serve as office space to new tenants as well as current businesses including TriCore Solutions, Thorbahn, and Onpoint Financial Corp. The developer expects that businesses and companies in the health care industry will be interested in space in the new medical center because of its prominent brand and proximity to other medical practices.

Have hardwoods sanded and polished, and service fireplaces so they are in good working order.

Don’t Forget about the Outside

Just because two homes are the same square footage or in the same neighborhood doesn’t mean they’ll sell for the same amount. It comes down to buyers and how they react to the homes.

So what can you do to get your house ready to sell? Start with this checklist to get your house ready to sell.

Put yourself in the shoes of the buyer.

Use a critical eye to evaluate your home and property. Get your house ready to sell by looking for the flaws outside. Cracks in the driveway or pathways, peeling paint, missing window trim, broken gutters. These eye sores indicate to buyers that the home has not been cared for. They can be easily remedied, and will go a long way in first impressions with buyers.

Don’t make it personal.

You probably have wonderful memories of the home, but to get your house ready to sell you need to let the personal part go. Remove the family photos, the mementos and knick-knacks, and all of the other personal items that can be distracting to buyers. You want them to imagine owning the property, not being reminded that it belongs to someone else.

Be neutral.

Buyers can imagine themselves in a neat, efficient space.

Organize the kitchen.

Get your house ready to sell by removing everything from the counter. It may not be what you are used to, but buyers like to see every inch of counter space. A tidy kitchen is an efficient and more spacious kitchen. Organize cupboards and pantries, and remove clutter.

Less is more.

You’ve likely grown out of your house or are downsizing anyway so take the time to get rid of old furniture and items you don’t want anymore. Donate or toss them. Norwell Schools To Offer Full-Day Kindergarten

Norwell SchoolsNorwell Schools is Piloting Full-Day Kindergarten Next Year

Norwell Schools has announced plans to pilot one section of full-day kindergarten at the Cole and Vinal Elementary Schools during the 2012-2013 school year. Norwell Schools currently offers half-day kindergarten to children in Norwell. There are limited spots available for the full-day program so Norwell Schools will be choosing students based on a lottery system.

Norwell Schools will be charging a fee for the full-day kindergarten program. The tuition is estimated to be $5,700, or one-half of the total per-pupil expenditure from the 2011 fiscal year. Those interested in the full-day kindergarten program through Norwell Schools are invited to register online for the lottery or by phone by calling Ms. Tricia White at the Norwell Public Schools Central Administration Office at 781-659-8800. Lottery registration closes on Friday, March 9, 2012 with the drawing to be announced at a later date.

Norwell Schools Info Sessions for Full-Day Kindergarten

Norwell Schools will be hosting informational presentations about the program and process onTuesday, February 28, 2012 at 11:00 a.m. in the Cole School Library and at 6:30 p.m. in the Vinal School Library. The sessions will be led by Norwell Schools administrators and teachers who will answer questions and explain more details about the program. Norwell residents are invited to attend either session regardless of which school their child will attend.

It’s a big temptation for sellers: should we sell a home without a real estate agent? In today’s real estate market sellers are considering FSBO (For Sale By Owner) more and more as a means to cut cost and increase their bottomline. But the risks are high, and it may end up costing you more in the end when you sell a home without a real estate agent. It’s not a decision to take lightly, so before you decide to sell a home without a real estate agent consider these questions.

Do I know How to Price My Home to Sell?

Seems like an easy question. But, in today’s market setting the right listing price can mean the difference between selling a home or being left with an expired listing. Even worse, setting the wrong listing price can lead to selling the house for less than you could have.

To sell a home without a real estate agent, sellers must research data and reports of recent sales in the area to determine how much comparable homes, or “comps,” are selling for. This requires analysis of market conditions, timing, days on market, listing price versus selling price, and a load of other factors. Deciding to sell a home without a real estate agent is a huge time investment. And unfortunately FSBO time spent doesn’t always equate into dollars.

When you sell a home without a real estate agent you run the risk of listing the home too high, leading to little interest, or an interested buyer who can’t secure a loan. Prospective buyers using a bank loan rely on bank appraisers to assess the home’s worth, and if this comes in less than you’ve asked for it’s likely you won’t be able to sell at that price. Am I Prepared To Take on the Role of Realtor?

When you sell a home without a real estate agent you are, in essence, taking on two roles: home seller and realtor. Before you decide to sell a home without a real estate agent ask yourself if you’re prepared and willing to perform the following tasks as a FSBO:

Paperwork:

  • prepare and provide documents, forms, and disclosure packets to interested buyers and their agents
  • answer questions about documents

Show the House:

  • arrange individual walk-throughs of the property
  • provide a lockbox
  • take interested buyers with no real estate representative on tours of the home
  • coordinate open houses including weekday open houses for real estate brokers and weekend open houses for the buyers
  • order and arrange exterior signs, set the home for the tour

Screen Buyers:

  • check that interested buyers are pre-approved to purchase the home (this is extremely important. Banks are requiring proof of higher salaries and sizeable down payments before giving pre-approval on mortgages). Even if it’s uncomfortable, when you sell a home without a real estate agent, you must be willing to ask interested buyers for proof (a reputable pre-approval letter) of their ability to buy the home

Negotiate:

  • review offers on the house from interested buyers
  • evaluate offers for acceptance, rejection, counteroffer
  • actively secure backup offers
  • negotiate with the buyer’s agent until the purchase contract is complete
  • coordinate with the buyer’s agent throughout the escrow period, making the house available for inspections and appraisals
  • consider reductions in purchase price due to repair issues revealed during inspection
  • work with buyer’s agent to determine the percentage of the home sale the agent will receive (buyer’s agents expect a percentage even though you’ve decided to sell a home without a real estate agent)
  • attend the closing

Why Price Matters When Selling a Home

Pricing a home to sell can be a sensitive issue, but it’s likely the most important aspect in selling a home. What a home sells for can vary by decade and sometimes even from year to year. So what your neighbor received as an offer last summer on their home may not be indicative of what you’ll get on your home this year.

It’s important to price your home according to current market conditions. The best way to do that is to follow market reports that list recent sales and selling prices in your area. The ones that I provide to clients are market reports specific to South Shore communities including Norwell, Hanover, Hingham, Scituate, Cohasset, and Marshfield. Online searches for home listings are very common in the buying and selling market, and listings that offer few or no photos are less likely to produce any interest. With online listings everywhere your home can be listed in multiple locations with dozens, even hundreds of visitors looking at your listing. With all of those opportunities to be seen, it’s important when selling a home that your property attracts visual interest.

Exterior and interior photos that are of high quality are a necessity. A photo of the front of your home is standard, but be sure to have the photo taken when there’s good lighting. Wait for a bright day, clear any debris from the yard and path, trim hedges, hang a wreath on the door or add flowers to outside pots, take the shot from an angle, and avoid extraneous items such as cars or neighboring homes. If you have a deck, pool, or backyard, take photos of each area. Again making each shot as attractive as possible.

Inside the home, photograph each room. Open blinds and turn lights on so that the images are bright. Tidy bedrooms, make beds, and remove all items from nightstands except for essentials like clocks and lamps. Try to include as much of the room as possible in the photo to show dimension. In the kitchen remove all items from counters, place a vase of flowers on the table, and clean appliances so they shine in the photos. If you have areas of visual interest such as hardwood floors, a fireplace mantle, or detailed wood trim take photos of them as well.

Today, as many South Shore residents discuss the New England Patriots and the upcoming Super Bowl, some historical homes in Marshfield are a reminder of the town’s legacy with the Patriots of the American Revolution.

Marshfield’s Mark on History

With a history that extends back to the early settlement of Pilgrims the town’s past is reflected in several of the homes in Marshfield as well as the historic churches, structures and cemeteries. Even the beloved town spots such as Green Harbor echo the past when the port was named for William Green, an early settler who introduced commercial fishing to Marshfield. The town’s place in history also includes a period at the dawn of the American Revolution when homes in Marshfield were heavily occuppied by British Loyalists.

In the days leading up to the American Revolution, the South Shore town had a strong Loyalist contingency with many residents siding with the British, opening their homes in Marshfield in support of English soldiers. One day after the first shots at Lexington, Marshfield was nearly the site of a battle as Patriots from surrounding communities circled the largely crown-loyal town. As Minutemen and Patriots waited a day for more troops to arrive, Loyalists quietly evacuated homes in Marshfield and fled on British ships docked at Brant Rock. Dr. Isaac Winslow’s home, which still stands as the Old Winslow House, was the epicenter for British soldier activity and meetings. The historic home is built on land passed down from the governor of Plymouth Colony and respected leader, Edward Winslow.

homes in MarshfieldHowever, not everyone in town favored British rule, a small group of Marshfield residents were Patriots, even partaking in a tea party days after the Boston act of rebellion. In support of the Boston Tea Party, a group gathered at midnight on December 19, 1773, stealing tea from the old Ordinary, a tavern located in the building which still stands today at 2000 Ocean Street at the corner of Moraine Street in Marshfield. The Marshfield Patriots burnt the tea in a ceremony on a large rock at the site of what’s now known as “Tea Rock Hill.”

Old Oaken Bucket Rooted in Woodworth’s Memory of Scituate

It’s the winding road that quietly connects Scituate and Norwell, but the residential road has been dubbed and immortalized by the poem of Scituate native, Samuel Woordworth. The Scituate Mariner recently ran an interesting article about the origins of Old Oacken Bucket Road, the inspiration for Woodworth’s poem, “The Old Oaken Bucket.”

The History of “The Old Oaken Bucket”

Woodworth, who lived from the late 1700s to the early 1800s, penned his famous poem while living in New York. From the lines of the poem he longed for the familiar landscape of his childhood home. Though he was 19 when he moved to the homestead that sits at 47 Old Oaken Bucket Road, the bog and scenery left an impression with the poet. The home is on the National Register of Historic Places, with its well and original structure visible to passerbys. The poem has had significance to Scituate and Norwell, both of which named the road after Woodworth’s poem. In addition, Scituate made their native son’s poem into their official town song.

Norwell Site of Boston Magazine’s Design House

Norwell has been chosen as the location for Boston Magazine’s 2012 design house. The design house will be located on Lot 2 of the Cowings Cove subdivision located at 206 Summer Street.

Why Norwell?

The concept for the design house, an authentic Greek revival, is the work of Gene Mattie, a builder and developer who says the exterior will be “timeless.” Mattie has built four homes in Norwell and gave an informational presentation on November 30 to the Board of Selectmen, Police Chief Ted Ross, Town Planner Chris Dilorio, and Highway Director Paul Foulsham. At the meeting Mattie said that Norwell “epitomizes New England values,” a strong reason why the town was selected as the location for the 2012 design house.

Design to Benefit Local Communities

The design home partners a local builder with a non-profit organization that benefits local communities. Once completed the design house will be open to the public for tours. All proceeds from the sale of tickets to tour the completed 2012 design house will go to the Ronald McDonald House. Each square inch of the 4,800-square-foot property will be open to guests. Furnished with personal items and designer touches by a home design coordinator, the home will appear occupied, while giving companies and sponsors the opportunity to showcase their products and innovations.

Timeline for Norwell Design Home Construction

With the foundation now poured, construction has begun on the design home. The estimated completion date is September 2012. Home tours will likely begin in October 2012 and last for six to eight weeks. The tours will take place during the day at specifically scheduled times. In addition, gala events may be held to benefit Ronald McDonald House. Following public tours, the home will be placed on the market by Coldwell Banker. No word yet on the listing price.

Road Construction on Wildcat This Week

Wildcat Lane in Norwell is closed to vehicles on Monday, December 12 and Tuesday, December 13 from 7:00 a.m. to 3:00 p.m. The highway department is working on emergency culvert repairs which they’ve estimated will take about two days.

Access for Norwell Residents

Residents, school buses, emergency vehicles and contractor vehicles will be able to travel Wildcat Lane from Pine Street to Centennial Way or Pleasant Street to house #259 Wildcat Lane in order to access individual homes. Vehicles are asked to turn around in the vicinity of Centennial Way, and expect some delays as the crews complete the work. For more information visit the town of Norwell web site.

Matt Keegan Named Superintendent for Norwell School District

The new superintendent for Norwell Public Schools is a familiar face. Matt Keegan, the current assistant superintendent for the Norwell School District, has accepted the position as the new superintendent after a unanimous vote by the Norwell School Committee.

The Norwell Superintendent Search

The current superintendent for Norwell School District, Dr. Donald Beaudette announced that he would be retiring from the position in January 2012. The selection of Keegan for the position comes after an extensive search that included interviews of four finalists last week. Keegan and three other candidates were interviewed in a public forum by the Norwell School Committee. According to the committee, deliberation following the interviews focused on candidate experience, matching criteria from focus groups with candidates, and answers to interview questions. Keegan’s extensive experience in high school settings and high performing districts were distinguishing factors that ultimately led to his hiring. The Norwell School Committee announced their decision at their December 5 meeting.

Keegan’s Experience

Matt Keegan began his career teaching at Culver Academies, a military boarding school in Indiana. He attended the Master’s program at Simmons College, and was hired as an English teacher at Newton North High School where he was an assistant housemaster and MCAS coordinator. After nine years at Newton North High School, he left in 2006 to take the position of Norwell High School principal in 2006. In November 2010 Keegan started an internship in Norwell Schools’ central office, working closely with Dr. Beaudette. By July 1 he had taken the position of assistant superintendent and interviewed replacements for his former position as high school principal.

New Leadership for Norwell Schools

As a former principal in Norwell and assistant superintendent in the central office, Keegan is well-versed in the challenges and strengths of the school system, and is particulary concerned with curriculum, technology, and budget issues. It’s the start of a new chapter in Norwell Schools as Keegan steps up as superintendent in 2012.

It’s a hectic time with the holidays fast-approaching, but homeowners have a few days left to take advantage of tax credits for energy efficient home improvements. The 2011 homeowner tax credits expire on December 31, and with no guarantee that Congress will renew them for 2012, the next week or so may be the last opportunity to utilize these credits.

Upgrades Lower Home Energy Bills

The energy-efficient home improvements are popular with homeowners looking to improve and invest in the comfort of their home while reducing their energy bills over the long-term. The allowance for the tax credits that homeowners may be eligible for include:

  • $300 for electric heat pump water heaters, electric heat pumps, central air conditioners, biomass stoves, and natural gas, propane, or oil water heaters.
  • $150 for natural gas, propane, oil furnace, or hot water boilers.
  • $50 for advanced main air circulating fans.
  • 10% of the cost of insulation and sealing materials, exterior doors and certain types of energy efficient roofs.
  • 10% of the cost, up to $200, of exterior windows or skylights.
